Eco Commercial Cleaning in Adelaide
Adelaide runs on a compact CBD grid ringed by medical and education precincts, light-industrial suburbs and a growing coastal fringe from Glenelg to the north. Across all of it, the same question keeps surfacing from facilities managers: how do we keep sites genuinely clean without filling them with harsh chemical residue and the vapours that come with it. GreenClean Commercial delivers low-tox cleaning to Adelaide workplaces through an accredited partner network, using methods that decontaminate effectively and leave no hazardous residue behind.

Adelaide's working footprint is varied but predictable. King William Street and the North Terrace corridor hold the office towers, government tenancies and professional-services floors. The North Terrace medical precinct and suburban clinics carry a heavy infection-control load. Childcare and early-learning centres are spread through nearly every residential suburb, and the education sector runs from primary schools to the university campuses. Add hospitality along the laneways, retail across the malls, and light industrial through the northern and western suburbs, and you have a spread of site types with very different cleaning needs.
What unites them is indoor air. Adelaide's hot, dry summers mean buildings run sealed and air-conditioned for months, which concentrates whatever cleaning chemistry lingers on surfaces and in the air. The Adelaide Hills and coastal pockets add humidity and mould pressure in the cooler months. Both conditions reward cleaning methods that don't add their own airborne burden.
The methods, plainly
We lead with electrolysed water, generated on site from water and a trace of salt. It produces hypochlorous acid (HOCl), a GECA-certified, TGA-listed disinfectant that reverts to salt water after use. We pair it with stabilised aqueous ozone, which breaks back down to oxygen and water, and dry steam for low-moisture thermal decontamination of grout, upholstery and hard-to-reach surfaces. Colour-coded microfibre and disciplined dwell times tie the system together.
This is cleaning with no added synthetic chemicals and no hazardous residue. It is not chemical-free, and we will not describe it that way. Where a task is disinfection-critical, we retain TGA-listed disinfectants and use them properly rather than pretend they aren't needed.
Why the health case matters
The evidence on cleaning-chemical exposure is hard to ignore. The ECRHS study by Svanes et al. (2018) found lung-function decline in cleaners comparable to around 20 pack-years of smoking. The AIHW attributes 9 to 15 per cent of adult-onset asthma to occupational exposure, and names cleaning as a high-risk occupation. Deloitte Access Economics puts the cost of asthma to Australian employers at $526.7 million a year. Those numbers land on cleaners first, but building occupants breathe the same air.
WHS and the 2026 change
From 1 December 2026, enforceable Workplace Exposure Limits (WELs) replace the current WES across roughly 700 reviewed chemicals. Under the WHS hierarchy of controls, elimination sits at the top — removing a hazard beats managing it with ventilation or PPE. Switching to low-tox methods is a direct elimination strategy, and it positions Adelaide workplaces ahead of the compliance shift rather than scrambling behind it.
Ratings and green credentials
For sites chasing environmental performance, the alignment is straightforward. GECA-certified products are deemed-to-satisfy for the Green Star Green Cleaning credit. WELL's Cleaning Products and Protocol feature targets hazardous-chemical reduction. NABERS Indoor Environment tests VOCs and formaldehyde — both of which our approach helps keep down. If your building carries or is pursuing a rating, our documentation supports the paperwork.
Which Adelaide sites benefit most
Every workplace gains from cleaner indoor air, but some see the sharpest return. Office cleaning in sealed CBD towers benefits from removing VOC sources that recirculate through the day. Childcare cleaning is a natural fit where small children spend hours at floor level and hand-to-mouth contact is constant. Medical cleaning demands disinfection efficacy without leaving residue on high-touch clinical surfaces. Education, aged care and food-adjacent hospitality sit close behind.

What it costs
On standard scopes, our pricing sits at parity with conventional cleaning. We only apply a premium of 10 to 15 per cent on health- or rating-critical sites where the additional method discipline is genuinely warranted. The walkthrough and quote are free, so you can compare on real numbers rather than estimates.

Frequently asked questions
Is eco cleaning as effective as conventional cleaning?
Yes. Electrolysed water is a GECA-certified, TGA-listed disinfectant, and we retain other TGA-listed disinfectants for disinfection-critical tasks. The methods clean and decontaminate effectively while leaving no hazardous residue behind.
Does low-tox cleaning cost more in Adelaide?
On standard scopes we price at parity with conventional cleaning. A premium of 10 to 15 per cent applies only on health- or rating-critical sites where the extra method discipline is warranted. The walkthrough and quote are always free.
Can you call your cleaning chemical-free?
No, and we won't. We describe our work as using no added synthetic chemicals and leaving no hazardous residue. Electrolysed water and ozone are still active chemistry, and we retain TGA-listed disinfectants where tasks require them.
Will this help our building's Green Star, WELL or NABERS rating?
It can. GECA-certified products are deemed-to-satisfy for the Green Star Green Cleaning credit, WELL's Cleaning feature targets hazardous-chemical reduction, and NABERS Indoor Environment tests VOCs and formaldehyde. We provide supporting documentation.
What changes for cleaning compliance in December 2026?
From 1 December 2026, enforceable Workplace Exposure Limits replace the current WES across around 700 reviewed chemicals. Because elimination sits at the top of the WHS hierarchy of controls, moving to low-tox methods positions your site ahead of the change.
