Why lower-tox cleaning matters here

The health case is not marketing. A large European respiratory study (Svanes et al., 2018) found lung-function decline in professional cleaners comparable to around 20 pack-years of smoking. The AIHW attributes between 9 and 15 per cent of adult-onset asthma to occupational exposure, and names cleaning as a high-risk occupation. Deloitte Access Economics has put the cost of asthma to Australian employers at $526.7 million a year.

Those numbers land on cleaners first, but occupants share the same indoor air. In sealed regional buildings running air conditioning for much of the year, reducing the chemical load is a straightforward way to protect the people inside.

The methods we use

We rely on a small set of proven, low-residue methods:

• Electrolysed water (HOCl) made on site from water and a trace of salt. It is GECA-certified and TGA-listed, and it reverts to salt water after use.
• Stabilised aqueous ozone, which reverts to oxygen and water and leaves no hazardous residue.
• Dry steam for low-moisture thermal decontamination, useful where you want heat rather than added product.
• Colour-coded microfibre with disciplined dwell times to prevent cross-contamination.

This lets us clean with no added synthetic chemicals and no hazardous residue on most surfaces. Where a task is disinfection-critical, we retain TGA-listed disinfectants and use them deliberately rather than by default.

Site types that benefit most

Some Bendigo workplaces gain more than others. Childcare and early-learning centres put small children in direct, constant contact with floors and surfaces, so residue reduction matters most there. Medical and allied-health rooms need reliable disinfection alongside low occupant exposure, which our combined approach handles well. From 1 December 2026, enforceable Workplace Exposure Limits (WELs) replace the current WES across roughly 700 reviewed chemicals. Under the WHS hierarchy of controls, elimination sits at the top: removing a hazardous substance beats managing exposure to it. For rated buildings, GECA-certified products are deemed-to-satisfy for the Green Star Green Cleaning credit. WELL's Cleaning Products and Protocol feature targets hazardous-chemical reduction, and NABERS Indoor Environment tests VOCs and formaldehyde. Our approach supports all three.
