Strata decision-makers are balancing three things at once: keeping residents happy, protecting the fabric of the building, and managing risk on behalf of the owners' corporation. A common area program has to deliver on all three without becoming a line item nobody can justify.

The difference residents notice first is the absence of harsh chemical smell in enclosed spaces. Lift cars, stairwells and small foyers concentrate fumes because they are poorly ventilated by design. When those spaces are cleaned with conventional products, the residual odour is not a sign of cleanliness — it is airborne solvent and disinfectant sitting where people breathe. Why low-tox is the right call for shared spaces

There is also a compliance horizon worth planning for. From 1 December 2026, enforceable Workplace Exposure Limits replace the current standards across around 700 reviewed chemicals. Under the WHS hierarchy of controls, elimination sits at the top — removing the hazardous substance beats managing it with ventilation or PPE. Choosing methods that do not introduce hazardous chemicals in the first place is the cleanest way to stay ahead of that change.

How the methods work

We match the method to the task rather than reaching for one bottle for everything.

Electrolysed water (HOCl) is made on site from water and a trace of salt. It cleans and, in its TGA-listed form, disinfects, then reverts to salt water. It is GECA-certified, which matters for buildings pursuing recognised ratings. It handles the bulk of hard-surface work in lobbies, lift interiors and shared kitchens.

Stabilised aqueous ozone lifts soil and neutralises odours, then breaks back down to oxygen and water — useful in bin rooms, chutes and the damp corners a humid Gold Coast climate tends to create.

Dry steam provides low-moisture thermal decontamination for grout, fittings and amenity surfaces without saturating the area, which keeps drying times short in enclosed common spaces.

All of it runs on colour-coded microfibre with disciplined dwell times so cross-contamination between, say, a bathroom and a foyer is designed out of the process. Where a task is disinfection-critical, we retain TGA-listed disinfectants — we do not pretend otherwise, and we would never call any of this chemical-free.

A typical common area program is built around your building's traffic and amenity mix rather than a fixed template. High-use residential towers usually run daily or several-times-weekly attendance on foyers, lift cars and ground-floor amenities, with lighter scheduled rotations for upper-level lobbies, stairwells, car park lift lobbies and back-of-house.
