GreenClean Commercial

Eco Commercial Cleaning on the Gold Coast

The Gold Coast runs on a mix of coastal office towers, tourism and hospitality venues, medical precincts, childcare centres and light-industrial estates from Southport through to Robina and the border. Add subtropical humidity and near-constant mould pressure, and you have workplaces that need genuine hygiene without a haze of hazardous chemicals. We deliver low-tox commercial cleaning that meets those conditions, with methods proven to decontaminate and residues you do not have to worry about.

A cleaning method built for Gold Coast conditions

The Gold Coast's warmth and humidity are excellent for lifestyle and terrible for indoor air. Damp corners, sealed air-conditioned offices and high-traffic hospitality floors all create conditions where mould and bacteria thrive. Conventional cleaning often answers this with heavy chemical loads that linger in the air long after the shift ends.

We take a different approach. Our partners use electrolysed water (hypochlorous acid generated from water and trace salt, which reverts to salt water), stabilised aqueous ozone (which reverts to oxygen and water), and dry steam for low-moisture thermal decontamination. These are paired with colour-coded microfibre and disciplined dwell times so surfaces are actually cleaned, not just wiped. Where a task is disinfection-critical, we retain TGA-listed disinfectants and apply them deliberately rather than by default.

The honest framing matters. We say no added synthetic chemicals and no hazardous residue. We do not say chemical-free, because that claim is neither accurate nor allowed under ACCC guidance.

Which Gold Coast sites benefit most

Some workplaces gain more than others from a low-tox switch.

  • Offices and commercial towers across the CBD corridor, where sealed HVAC recirculates whatever cleaning products leave behind. See office cleaning.
  • Childcare and early learning centres, where small children spend hours at floor level and hand-to-mouth contact is constant. See childcare cleaning.
  • Medical and allied-health precincts near the major hospitals and clinics, where infection control and clean air both count. See medical cleaning.
  • Hospitality, gyms and tourism venues, where humidity, sweat and high turnover accelerate microbial load.

If your site falls outside these, the underlying case still applies. Cleaner air and safer surfaces are not a niche concern.

The health and WHS case

The evidence on cleaning chemicals and worker health is now hard to ignore. The ECRHS study by Svanes et al. (2018) found lung-function decline in cleaners comparable to around 20 pack-years of smoking. The AIHW attributes 9 to 15 per cent of adult-onset asthma to occupational exposure, and names cleaning as a high-risk occupation. Deloitte Access Economics puts the cost of asthma to Australian employers at $526.7 million a year.

Those numbers are not abstract. They describe the people who clean your premises, and often your own staff who share the air afterwards.

Regulation is catching up. From 1 December 2026, enforceable Workplace Exposure Limits (WELs) replace the current WES across roughly 700 reviewed chemicals. Under the WHS hierarchy of controls, elimination sits at the top. Removing a hazardous product entirely is a stronger control than ventilating around it or issuing PPE. Choosing low-tox methods is elimination in practice, and it puts Gold Coast operators ahead of the compliance curve rather than scrambling behind it.

Ratings and building performance

For property owners and managers, low-tox cleaning also supports building ratings. GECA-certified products are deemed-to-satisfy for the Green Star Green Cleaning credit. The WELL Building Standard's Cleaning Products and Protocol feature targets hazardous-chemical reduction. NABERS Indoor Environment tests VOCs and formaldehyde, both of which conventional cleaning can drive up. If you are working toward or maintaining any of these, your cleaning contract is part of the picture, not a separate concern.

Pricing without the premium myth

A common assumption is that eco cleaning costs significantly more. On standard scopes, our pricing is at parity with conventional commercial cleaning. We only apply a 10 to 15 per cent adjustment on health or rating-critical sites, where the methods and documentation are more demanding. The walkthrough and quote are free, so you can see the actual number for your premises before committing.

Frequently asked questions

Is eco cleaning actually effective in the Gold Coast's humid climate?

Yes. Electrolysed water, aqueous ozone and dry steam decontaminate effectively, and dry steam in particular uses low moisture to address mould-prone areas without adding dampness. Where a task is disinfection-critical, we use TGA-listed disinfectants.

Does low-tox cleaning cost more than conventional cleaning?

On standard scopes our pricing is at parity with conventional commercial cleaning. We apply a 10 to 15 per cent adjustment only on health or rating-critical sites. Your walkthrough and quote are free.

Can you call your cleaning chemical-free?

No, and we never would. We say no added synthetic chemicals and no hazardous residue, which is accurate and consistent with ACCC guidance. TGA-listed disinfectants are retained for disinfection-critical tasks.

Which Gold Coast sites benefit most from switching?

Offices with sealed air conditioning, childcare centres, medical and allied-health precincts, and high-traffic hospitality and gym venues gain the most, though the health and compliance case applies broadly.

How does this help us prepare for the 2026 Workplace Exposure Limits?

From 1 December 2026, enforceable WELs replace the current WES across around 700 chemicals. Choosing low-tox methods is elimination, the strongest control in the WHS hierarchy, so you reduce exposure risk rather than managing around it.
