A cleaning method built for Gold Coast conditions

The Gold Coast's warmth and humidity are excellent for lifestyle and terrible for indoor air. Damp corners, sealed air-conditioned offices and high-traffic hospitality floors all create conditions where mould and bacteria thrive. Conventional cleaning often answers this with heavy chemical loads that linger in the air long after the shift ends.

We take a different approach. Our partners use electrolysed water (hypochlorous acid generated from water and trace salt, which reverts to salt water), stabilised aqueous ozone (which reverts to oxygen and water), and dry steam for low-moisture thermal decontamination. These are paired with colour-coded microfibre and disciplined dwell times so surfaces are actually cleaned, not just wiped. Where a task is disinfection-critical, we retain TGA-listed disinfectants and apply them deliberately rather than by default.

The honest framing matters. We say no added synthetic chemicals and no hazardous residue. We do not say chemical-free, because that claim is neither accurate nor allowed under ACCC guidance.

Which Gold Coast sites benefit most

Some workplaces gain more than others from a low-tox switch.

• Offices and commercial towers across the CBD corridor, where sealed HVAC recirculates whatever cleaning products leave behind. See office cleaning.

If your site falls outside these, the underlying case still applies. Cleaner air and safer surfaces are not a niche concern.

The health and WHS case

The evidence on cleaning chemicals and worker health is now hard to ignore. The ECRHS study by Svanes et al. (2018) found lung-function decline in cleaners comparable to around 20 pack-years of smoking. The AIHW attributes 9 to 15 per cent of adult-onset asthma to occupational exposure, and names cleaning as a high-risk occupation. Deloitte Access Economics puts the cost of asthma to Australian employers at $526.7 million a year.

Those numbers are not abstract. They describe the people who clean your premises, and often your own staff who share the air afterwards.

Regulation is catching up. From 1 December 2026, enforceable Workplace Exposure Limits (WELs) replace the current WES across roughly 700 reviewed chemicals. Under the WHS hierarchy of controls, elimination sits at the top. Removing a hazardous product entirely is a stronger control than ventilating around it or issuing PPE. Choosing low-tox methods is elimination in practice, and it puts Gold Coast operators ahead of the compliance curve rather than scrambling behind it.

Ratings and building performance

For property owners and managers, low-tox cleaning also supports building ratings. GECA-certified products are deemed-to-satisfy for the Green Star Green Cleaning credit. The WELL Building Standard's Cleaning Products and Protocol feature targets hazardous-chemical reduction. NABERS Indoor Environment tests VOCs and formaldehyde, both of which conventional cleaning can drive up.
