Eco Office Cleaning in Sydney That Protects Air Quality and Ratings

Your office is where people spend a third of their waking lives, and the air they breathe there is partly a product of how the space is cleaned. Across Sydney's CBD towers, suburban business parks and fitted-out floors, we deliver daily and periodic office cleaning that removes soil and pathogens without loading the indoor environment with hazardous residue. The result reads as clean, tests as clean, and stands up under scrutiny.

The problem with conventional office cleaning

Most office cleaning still relies on a trolley of synthetic products that do their job and then linger. Residues settle on desks and shared surfaces, and volatile compounds off-gas into recirculated air long after the cleaner has left. For a workforce that shares the same enclosed floor plate all day, that matters. It matters more for the people doing the cleaning: research from the ECRHS cohort (Svanes et al., 2018) linked long-term cleaning-product exposure to lung-function decline comparable to around 20 pack-years of smoking. The AIHW attributes 9 to 15 per cent of adult-onset asthma to occupational exposure, and names cleaning as a high-risk occupation. Deloitte Access Economics puts the cost of asthma to Australian employers at $526.7 million a year.

As a decision-maker, you are not just buying a clean floor. You are choosing what your team and your contractors inhale five days a week.

How our low-tox methods work

We lead with electrolysed water (hypochlorous acid, or HOCl), generated on site from water and a trace of salt. It is a GECA-certified, TGA-listed disinfectant that cleans and sanitises effectively, then reverts to ordinary salt water. There is no added synthetic chemical load and no hazardous residue left on the surfaces your people touch.

Where the task calls for it, we add stabilised aqueous ozone, which reverts to oxygen and water, and dry steam for low-moisture thermal decontamination of hard surfaces and detailing. Everything is delivered with colour-coded microfibre and disciplined dwell times so that cross-contamination is controlled and each surface gets the contact time it actually needs.

We are precise about claims. This is not "chemical-free" cleaning. Where a disinfection-critical task requires a TGA-listed product, we use one. What we can say plainly is: no added synthetic chemicals on standard scopes, and no hazardous residue in the air your team breathes. You can read more about our approach to electrolysed water cleaning and how it applies across Sydney.

The compliance and ratings angle

Two things are converging that make low-tox cleaning a governance issue rather than a nice-to-have.

First, from 1 December 2026, enforceable Workplace Exposure Limits (WELs) replace the current WES across roughly 700 reviewed chemicals. Under the WHS hierarchy of controls, elimination sits at the top. Switching to inputs that carry no hazardous exposure risk is the cleanest way to stay ahead of that change rather than managing around it.

Second, if your building chases ratings, cleaning is a lever. GECA-certified products are deemed-to-satisfy for the Green Star Green Cleaning credit. WELL's Cleaning Products & Protocol feature targets hazardous-chemical reduction. NABERS Indoor Environment tests VOCs and formaldehyde, both of which conventional cleaning can drive up. Our methods contribute to all three, so your cleaning program becomes an asset in a rating submission instead of a liability.

What a Sydney office program looks like

We scope each site to how it is actually used. A typical program combines:

  • Daily cleaning: workstations, shared surfaces, kitchens and breakout areas, bathrooms, reception and lift lobbies, floor care, and waste and recycling.
  • Periodic work: carpet and upholstery, hard-floor maintenance, high-level dusting, internal glass and partition detailing, and washroom deep cleans.
  • Touchpoint sanitising: doors, switches, handrails and hot-desk surfaces, using electrolysed water where a sanitising step is warranted.

Frequency is matched to headcount, foot traffic and whether the floor is fully attended or hybrid. Sydney's warm, humid summers also add mould pressure in poorly ventilated wet areas, so we build the right dwell times and moisture control into the schedule rather than treating it as an afterthought. Pricing that removes the excuse

The honest objection to eco cleaning is cost. Our answer is that on standard office scopes we price at parity with conventional commercial cleaning. A premium of 10 to 15 per cent applies only on health-critical or rating-critical sites where the methodology, documentation and inputs genuinely do more work. There is no green surcharge for the sake of it.

Frequently asked questions

Is electrolysed water actually effective, or is it just gentler?

It is both. The hypochlorous acid we generate on site is a TGA-listed disinfectant, so it meets recognised standards for sanitising surfaces. The difference is that it reverts to salt water afterwards rather than leaving hazardous residue, so you get effective cleaning without loading the indoor air.

Does eco office cleaning cost more than what we pay now?

On standard office scopes we price at parity with conventional commercial cleaning. A premium of 10 to 15 per cent applies only on health-critical or rating-critical sites where the extra rigour and documentation are genuinely warranted. The walkthrough and quote are free, so you can compare directly.

Will this help our Green Star, WELL or NABERS position?

Yes. GECA-certified products are deemed-to-satisfy for the Green Star Green Cleaning credit, our methods support WELL's Cleaning Products and Protocol feature, and low-tox inputs help keep VOCs and formaldehyde down under NABERS Indoor Environment testing. We can align the program to your specific submission.

Can you clean outside business hours in a CBD tower?

Yes. We schedule daily and periodic work around your occupancy, including after-hours and early-morning shifts common in Sydney CBD buildings. We coordinate with building management on access, security and loading dock requirements as part of onboarding.

What does the 2026 change to exposure limits mean for us?

From 1 December 2026, enforceable Workplace Exposure Limits replace the current standards across roughly 700 reviewed chemicals. Because elimination sits at the top of the WHS hierarchy of controls, switching to inputs with no hazardous exposure is the simplest way to stay ahead of the change rather than managing compliance around conventional products.
