Eco Warehouse & Industrial Cleaning in Brisbane

Warehouses and distribution centres across Brisbane run on tight schedules, high foot and forklift traffic, and a subtropical climate that pushes moisture and mould harder than most of the country. GreenClean Commercial delivers industrial-scale floor and amenity cleaning using low-water equipment and methods that eliminate chemical hazards at the source — so a decontamination task stops being a line item on your site risk register.

Fewer hazards on site, not more

A warehouse floor is a controlled environment on paper and a moving target in practice. You already manage forklift movements, racking loads, spill response and contractor inductions. Conventional industrial cleaning quietly adds to that load: drums of concentrated degreasers and disinfectants, decanting risk, incompatible-storage headaches, and Safety Data Sheets that grow every time a product changes.

Our core position is simple. We clean to the same standard using chemistries that revert to harmless substances, so there is less hazardous stock in the building, fewer SDS entries to maintain, and one less exposure pathway to justify at audit. Elimination sits at the very top of the WHS hierarchy of controls — above substitution, engineering and PPE. Removing a hazard entirely is stronger than managing it, and it is the control regulators look for first.

This matters more than most facility managers assume. The ECRHS study (Svanes et al. 2018) found lung-function decline in regular cleaners comparable to around 20 pack-years of smoking. The AIHW attributes 9 to 15 per cent of adult-onset asthma to occupational exposure, with cleaning named as a high-risk occupation. Deloitte Access Economics puts the cost of asthma to Australian employers at $526.7 million a year. In a warehouse with cleaning staff, forklift operators and pickers sharing the same air, that exposure is not confined to the cleaner holding the spray bottle.

How the methods work

We match the method to the surface and the risk, rather than reaching for one all-purpose concentrate.

Electrolysed water (HOCl) is generated on site from water and a trace of salt. It cleans and, in its TGA-listed form, disinfects, then reverts to salt water. It is GECA-certified and leaves no hazardous residue on floors that forklifts, pallets and staff move across all day.

Stabilised aqueous ozone handles general floor and surface cleaning and breaks back down to oxygen and water. It is well suited to large open floor areas where you want cleaning power without a chemical footprint.

Dry steam brings low-moisture thermal decontamination to amenities, break rooms, and grease-affected zones — useful in Brisbane's humidity, where excess water on hard floors slows drying and feeds mould in poorly ventilated corners.

Colour-coded microfibre with disciplined dwell times keeps amenities, offices and food-handling areas properly separated, so you are not cross-contaminating a lunchroom with a loading-dock cloth.

Where a task is disinfection-critical, we retain TGA-listed disinfectants and use them deliberately. We do not claim "chemical-free" — that language is neither accurate nor permitted. What we do claim, honestly, is no added synthetic chemicals on standard scopes and no hazardous residue left behind.

The compliance angle

From 1 December 2026, enforceable Workplace Exposure Limits (WELs) replace the current WES across roughly 700 reviewed chemicals. For any operation that stores and uses cleaning concentrates at scale, that review is worth getting ahead of now. If a hazard has been eliminated rather than managed, there is no exposure limit to monitor against it.

If your site pursues ratings, the same approach earns credit. GECA-certified products are deemed-to-satisfy for the Green Star Green Cleaning credit. WELL's Cleaning Products and Protocol feature targets hazardous-chemical reduction. NABERS Indoor Environment tests VOCs and formaldehyde — both areas where our methods perform well because there is little to off-gas.

What a Brisbane program looks like

A typical industrial program is built around your operating hours and traffic patterns, not a fixed template. For most Brisbane warehouses and distribution centres that means scheduled floor cleaning across main aisles and pick zones, regular amenity and break-room servicing, periodic deep cleans of high-grease and high-touch areas, and responsive attention to spills and seasonal mould pressure.

Frequency scales to throughput. A high-volume distribution centre running multiple shifts needs a different cadence to a lower-traffic storage facility. We scope this at the walkthrough, agree the colour-coding and dwell-time discipline in writing, and report against it so your records stand up at audit.

We work through an accredited partner network, so the same standards and certified methods apply whether your site is in an inner-Brisbane industrial pocket or out toward the freight corridors. You can see our full Brisbane service coverage or read more about our warehouse cleaning approach.

Pricing without the surprise

On standard scopes we price at parity with conventional cleaning. There is no green premium for choosing to remove hazards rather than manage them. A surcharge of 10 to 15 per cent applies only on health-critical or rating-critical sites where additional protocol, reporting or verification is genuinely required — and we tell you before you commit, not after.

The most useful next step is a walkthrough of your floor. We will look at your surfaces, traffic patterns, amenity load and current chemical inventory, then map a program with realistic frequencies and an honest quote. The walkthrough and the quote are free. Book a walkthrough for your Brisbane site and we will take it from there.

Frequently asked questions

Can eco methods actually handle industrial floor grease and forklift traffic?

Yes. Dry steam lifts grease thermally, stabilised aqueous ozone handles large open floor areas, and electrolysed water cleans and disinfects high-traffic zones. We match the method to the surface and the soil load rather than relying on one all-purpose concentrate. For genuinely heavy build-up we scope periodic deep cleans on top of the regular cadence.

Will low-water cleaning leave floors slippery or wet in Brisbane humidity?

Low-water and dry-steam methods are designed to dry faster than conventional wet mopping, which matters in Brisbane's subtropical humidity where standing moisture slows drying and feeds mould. We manage dwell times and ventilation as part of the program, and we can schedule around traffic so wet zones are cleared before shifts resume.

Do you still use disinfectants where they are genuinely needed?

Yes. For disinfection-critical tasks we retain TGA-listed disinfectants, including our TGA-listed electrolysed water, and use them deliberately. We do not claim to be chemical-free. What we remove is the hazardous synthetic residue on standard scopes, which cuts your SDS load and site exposure without compromising infection control where it matters.

How does this help with the 2026 Workplace Exposure Limits?

From 1 December 2026, enforceable WELs replace the current WES across around 700 reviewed chemicals. Every hazard you eliminate rather than manage is one you do not need to monitor against a limit. Reducing the volume of hazardous concentrates stored and used on site is the strongest control under the WHS hierarchy and gets you ahead of the change.

Is eco warehouse cleaning more expensive than conventional cleaning?

On standard warehouse and industrial scopes we price at parity with conventional cleaning, so there is no premium for removing hazards. A 10 to 15 per cent surcharge applies only on health-critical or rating-critical sites that need extra protocol or verified reporting, and we confirm that before you commit.
