• Electrolysed water (HOCl) is generated on site from water and a trace of salt. It is GECA-certified and TGA-listed, works as a cleaner and sanitiser, then reverts to salt water. No added synthetic chemicals, no hazardous residue.
• Stabilised aqueous ozone cleans and deodorises, then breaks back down to oxygen and water. Useful in humid, odour-prone environments like hospitality and washrooms.
• Dry steam applies low-moisture thermal decontamination to grout, tiles and fittings, an advantage where excess water would only feed mould.
• Colour-coded microfibre with disciplined dwell times prevents cross-contamination between zones.

Where a task is disinfection-critical, we retain TGA-listed disinfectants and use them correctly. The goal is elimination and substitution where possible, not shortcuts.

The health and WHS case

Cleaning is not a low-risk occupation. The ECRHS study by Svanes et al. (2018) found lung-function decline in regular cleaners comparable to roughly 20 pack-years of smoking. The AIHW attributes 9 to 15 per cent of adult-onset asthma to occupational exposure, and names cleaning as a high-risk occupation. Deloitte Access Economics puts the cost of asthma to Australian employers at 526.7 million dollars a year.

This matters more with a change coming. From 1 December 2026, enforceable Workplace Exposure Limits (WELs) replace the current WES across around 700 reviewed chemicals. Elimination sits at the top of the WHS hierarchy of controls, so reducing hazardous chemicals at the source is the strongest position a facility manager can take. Choosing low-tox methods now is a way to get ahead of that shift rather than scramble later.
